Did you know that rental properties in Apple Valley should be registered with the City?
Residential rental properties should be registered with the City of Apple Valley. The registration process requires a one-time registration with the City and a record of the following:
- Contact information for the owner/manager of the property
- Address of the property being rented
- Whether or not a background check was completed on the tenants
- Whether a written lease exists
- Whether or not a “Drug free/crime free addendum” exists on the lease.
Registrations only need to be updated if the owner/manager contact information changes and not with each new tenant. Residential rental properties should have a rental manager appointed for each rental property. Property owners may serve as the managers of their own rental properties.
There is no cost for registering rental properties with the City, but it is required. There are three ways owners can register their properties:
- In-person at the Apple Valley Municipal Center;
- Completing and submitting the attached form; or
- Online by following the link below.
Registration is not required when the owner occupies the property. Rental properties are held to the same property maintenance standards as owner occupied dwellings. Owners who fail to register could be subject to a misdemeanor citation.
The residential rental registration program is implemented through the Apple Valley Police Department.
